How do I choose my tiny home?

A typical ADU is a freestanding tiny house, which can be permanent, and connected to the grid. Consider a permanent tiny home if you have a plot of land available. These types of units can be designed to comply with ADA standards, because they have more flexibility in terms of width, height and weight. Note that while you can turn a THOW into a permanent ADU, it is very difficult to do the opposite.

How does the plumbing system work?

In tiny homes the plumbing system needs to be precisely designed according to the usage, and external factors like the climate. ON-GRID tiny homes are hooked to the main water line This definitely can save money on appliances, but require more thoughts and planning. OFF-GRID tiny homes generally have to rely on passive systems, like solar-hot-water heaters, and photovoltaics. Plus, there is the need of sizing water storage, and choose a compact filtration system. It is always recommended to insulate all the pipework underneath the floor, especially in colder climates.

Do I need A/C in a tiny home?

Most likely you will. Smaller homes are easier to ventilate, cool and heat, but require a certain level of air-conditioning which improves indoor air quality and comfort.

Is it possible to install a radiant heating floor in a tiny home?

It is definitely one of the best ways to heat a tiny home. Generally, if you have electricity available, a radiant floor heating system is a really good choice. It provides clean and comfortable space heating without the risk of burning, or inhaling fumes.

How does the off-grid water system work in an earthship?

The typical water system you find in an earthship implies a sized rainwater storage; a filtration and purification board with pressure control;  conventional plumbing pipes.  The main differences come with the installation of greywater planters. Gray water passes through a grease trap and gets cleaned by plant roots. It is usually disposed  in a tank, and used for flushing. OFF-GRID tiny home require a dry toilet, or composting toilet to minimise water usage, and the liquids from sinks, and shower gets collected in a grey tank, which has to be emptied out regularly. Another consideration has to be done whether you will park or build your tiny home in a community. Some communities require all units to have a  flushing toilet connected to the local utilities.

Can it be completely off-grid?

Yes, provided that the electricity coming from solar panels and batteries, or generators, can sustain all the necessary appliances, like fridge, hot plates and pumps; also, water can be collected locally from rain or streams, filtered and recycled ; and the food might be harvested on site, thanks to green houses and community gardens.  There is a lot of potential for living without bills.

How do I obtain a building permit for a tiny home?

THOWs need to be registered with the Department of Motor Vehicles as a travel trailer. ADUs are subjected to Zoning restrictions and Building Code. Building codes are constantly changing and they can vary by state, county, city, town, and/or borough. While some states, like California, Florida, Michigan, New York and a few others, have their own set of building codes, most states have adopted the International Code Council series.
